Professional Cleaning Services Agreement

These Terms and Conditions constitute the official Professional Cleaning Services Agreement for Cleaning Llamas LLC.

By booking service through our website, phone, SMS, email, invoice approval, or online scheduling system, the Client acknowledges that they have read, understood, and agreed to be legally bound by this Agreement.

Electronic acceptance, including clicking «Book Now», «Confirm Appointment», «Accept Terms», submitting an online form, or proceeding with payment, constitutes a legally binding electronic signature under Illinois law.

Professional Cleaning Services Agreement (Illinois — 2025).

1. Parties

This Service Agreement («Agreement») is entered between Cleaning Llamas LLC («Company») and the Customer («Client»).

Company operates in Chicago and surrounding suburbs (Illinois).

Booking service by phone, text message, website, email, invoice approval, or online scheduling platform constitutes acceptance of this Agreement and functions as electronic consent and signature.

2. Scope of Services

Company provides professional cleaning services including but not limited to:

  • Residential and commercial carpet cleaning
  • Upholstery and furniture cleaning
  • Hardwood floor cleaning
  • Tile and grout cleaning
  • On-site surface rug cleaning
  • Mattress surface cleaning

Service scope is based on Client-provided information and confirmed on-site.

3. Pricing Structure

Carpet Cleaning — Standard Room Definition

Standard room pricing applies to rooms up to 250 square feet.

Rooms exceeding 250 sq ft are subject to additional $20 per room surcharge.

Room size is determined by technician visual measurement and professional estimation on-site.

Heavy Soiling Condition Surcharge

If carpet contains visible:

  • Traffic lane buildup
  • Embedded dirt
  • Grease residue
  • Heavy soil accumulation
  • Long-term neglect contamination

An additional $20 per affected room may apply.

Final determination is made by Company technician based on industry cleaning standards.

Upholstery & Furniture Cleaning

Standard upholstery service includes surface extraction cleaning.

Additional charges apply for:

  • Visible stains — $10 per stain
  • Pet urine or odor enzyme treatments
  • Excessive pet hair removal
  • Specialty fabrics or delicate materials

Permanent stains, dye transfer, ink, bleach marks, oxidation damage and sun fading are not guaranteed removable.

Hardwood, Tile & Grout Cleaning

Pricing is based on square footage, soil level, finish condition and accessibility.

Heavy buildup, grout staining, wax residue or finish deterioration may require additional treatment fees.

Results vary depending on floor condition and age.

4. Estimates & Final Price Authorization

All price quotes are preliminary estimates.

Final pricing is confirmed after on-site inspection.

Client authorizes Company to adjust pricing based on:

  • Actual room size
  • Actual contamination level
  • Floor condition
  • Additional services requested

Client approval is required before service proceeds.

5. Minimum Service Charge

Minimum service fee: $150

6. Client Responsibilities

Client agrees to:

  • Provide safe working conditions
  • Provide access to water and electricity
  • Remove fragile and valuable items
  • Secure pets during service
  • Maintain reasonable indoor temperature
  • Provide parking access or cover parking fees
  • Clear small personal items from service areas

Failure to comply may result in service refusal and cancellation fee.

7. Stairs, Basements & Difficult Access

Additional charges may apply for:

  • Multiple stair flights
  • Basement access with limited entry
  • Long hose runs
  • Restricted building access
  • High-rise or elevator-only properties

Pricing adjustments will be disclosed prior to service.

8. Cancellation & No-Access Policy

Client must provide 24 hours notice to cancel or reschedule.

Failure to provide notice results in $50 administrative fee.

Applies to:

  • No-show appointments
  • Locked property
